It Started With My Father

But the numbers explain why it is a business.

When my father became seriously ill in Mallorca, a systemic failure became visible: no German-speaking care, no community, no real social network. My mother found herself completely alone in a foreign healthcare system. As a physician with over 20 years of experience, I realized this was not just a personal misfortune — it was a structural gap: Three megatrends. One market. No solution — until now.

Silver Economy — The DACH region has 25 million people over 65, growing by 300,000–400,000 annually. Their pensions are secure. Their purchasing power is real. And 170,000–190,000 of them already live in Spain — without adequate infrastructure.

Aging Population — These people have already been born. The demand is not a forecast, it is a demographic certainty. Not a single professionally managed, German-speaking, longevity-oriented long-term residential offering exists in Spain.

Longevity as Medicine 3.0 — The global health paradigm is shifting: from reactive treatment to proactive prevention. Avant-garde longevity clinics offer intensive short-term programs — but no continuity. Longevity Living Lounge is the daily environment that makes their interventions sustainable.

Longevity Living Lounge is the answer to a demonstrable structural gap — backed by a residential property valued at €2.2M, with modeled returns between 6.0% and 8.4% p.a. at 90% occupancy and a break-even at just ~79% occupancy.

The personal experience gave us the drive. The megatrends give us the conviction. The numbers give you the confidence.

LLL operates a residential community model similar to a boutique hotel. Revenue comes from monthly resident fees covering accommodation, meals, wellness services, administrative support in the resident's language, and community activities. Premium add-on services (specialized medical treatments, private excursions, private housekeeping) provide additional revenue streams.

We offer several investment tiers to accommodate different levels of participation, whether in PropCo, OpCo, or a hybrid structure. Download our Financial Projections document or contact us directly for detailed information on minimum investment amounts, equity structures, and expected timelines.

Valencia offers an exceptional combination of advantages: over 300 days of sunshine per year, an affordable cost of living compared to Northern Europe, high-quality healthcare infrastructure, strong international transport connections, and a steadily growing expatriate community. It has been repeatedly recognized as one of the healthiest cities in the world, making it an ideal setting to develop an integrated residential model with a focus on preventive medicine. Additionally, as the founders' place of residence, it ensures closer support for residents and direct, ongoing oversight of the project.

Valencia is our flagship location and pilot project. Once validated and profitably established, the Longevity Living Lounge model is designed to scale and replicate across other Mediterranean destinations, such as the Algarve (Portugal), Mallorca, and Peniscola (Spain).

Over the medium to long term (8-10 years), the vision is to develop a flagship in Valencia that brings together an increasingly diverse international community, along with an expanded offering of medical and care services, positioning itself as a benchmark in longevity, wellness, and preventive care.

No. Longevity Living Lounge is a preventive, non-assisted residential concept positioned between senior housing and longevity clinics. It maintains a residential classification while integrating structured longevity elements, which reduces regulatory exposure and operational complexity.

LLL is built on a residential structure, not a healthcare license. The asset holds a residential zoning classification and is designed with alternative-use flexibility: it can operate as premium housing, boutique hospitality, or co-living if needed. The capital structure is conservative, and the model relies on long-term stays rather than short-term hospitality cycles. In essence, it is a longevity-oriented real estate asset, not a speculative healthcare investment.

Because it replaces fragmented living costs. Residents receive housing, community, structured health routines, administrative support, and a culturally aligned environment — all integrated into a transparent model. It is not a surcharge on top of rent, but rather an integrated lifestyle platform with built-in retention logic.
